This week was the week with the most changes! We anticipate being finished with our project next week!
First let's admire the fireplace! It definitely ROCKS!
First challenge on Monday morning was the Floor guy QUIT!

Jesse took over and recruited Frank the tile guy to lay the vinyl planking floor with him! They quickly got the kitchen floor laid so that the cabinet installer could install the kitchen cabinets on Wednesday!

In comes our cabinets!
Then the appliances were placed!
ABC Flooring came through with an EXCELLENT Flooring Company and they laid the carpet! They will be coming on board as our new flooring company and they do it ALL - tile, hardwood floors, laminate, carpet, etc.
AHHHHHH, New Carpet with extra thick pad!
After helping with the flooring, it was back to the shower for Frank. He installed the shower pan and started tiling the walls.

I neglected to get pictures of the guys from Triple R Renovations that we were stepping over the whole time - they were caulking, installing quarter round, and doing touch ups on the trim throughout the house.
Now about that front door.....

So inside we have......
Laid the flooring - all of it
Rocked the fireplace
Installed the kitchen cabinets
Installed the appliances
Installed the bathroom vanities, lights, and mirrors
Painted the front door and patio doors
Installed quarter round and painted trim
So what happened outside?
The Happy Grass Crew!
So Happy Grass started cleaning up on the outside. Tackling the thick brush and vines that were hanging over the place. They also removed the BACKUP hazard tree - I swear I was going to back into before the rehab was over! A badly placed tree!
So what is next?
We anticipate finishing up on week 6!
Plumbing has to be finished
Granite will be installed Monday
Exterior will be painted when it stops raining
Roof will be replaced when it stops raining
Then comes the interior cleanup and we are ready to list it!
For some reason Week 4 seemed like a very slow week! This week was all about finishing the tile work, the fireplace rocking, and the windows. We wanted to get all of it done before the flooring was installed next week.
Our Fireplace is starting to ROCK!
Tyler, the window guy from Parker Brother's Roofing came and started installing the windows!
The bathroom vanities and mirrors arrived!
So next week........

Week 3 was a slow week due to the Memorial Day weekend but we still got some things done.
The stone for the fireplace arrived on Tuesday - we were told not to expect it till mid week NEXT week.
Backer Board was installed for the tile bathrooms by Frank Carbonell, owner of Off The Wall Backsplashes.
Then Frank started on tiling the floors. He is scheduled to be finished by the 8th with the floors, shower, and rocking the fireplace.
Once he finishes James Hussey of Hussey Flooring will come in and lay the rest of the floors and the carpet in the bedrooms.
There were a couple of unexciting things like a couple of lights installed in the closets and a CO2 detector installed.
Bathroom vanities arrived and waiting for installation.
So on Week 4, we should see:
Cabinets will arrive
So week 4 and 5 should show the MOST change.
All the work on week 2 made a huge difference in the look of the house.
All the ceilings and walls were painted!
All the new fans and light fixtures were installed.
Notice the new patio doors with blinds!
The exterior chimney was replaced and all the wood rot was replaced.
Exterior painting will happen when the rain stops.

House had termite tunnels underneath but no sign of active termites and no termite damage. Mike Wheeler from Mike's Pest Solutions came out and did a termite treatment and paperwork that will transfer to the new owner!
We ordered all the tile for the bathrooms!
New front door is installed!
Not shown was the plumber came and installed the new shower drain so that Jesse from Triple R Renovation's guys could start the tile work on Tuesday the 29th!
Since the fireplace is the FIRST thing you see when you open the front door, we decided to rock it! We ordered the rock and it should be in the first week of June!

Other things that happened - dumpster was completely filled so it was removed and a smaller one was put in place.
The well water test results came in and the water failed the bacteria test so the well was shocked Friday and will be retested on Tuesday the 29th. Not unusual for a well that has not been used for a couple of years.
Mark and I spent a long afternoon at Lowes and purchased the tile and supplies, all the bathroom and kitchen fixtures (faucets and towel bars). Only thing left to order is the shower door for the Master Bathroom.
So now we are waiting on:
Roof - please stop raining
Windows - due around 8th of June
Cabinets - Due in on the 8th of June
Bathroom tiling to be completed
Granite for kitchen
Appliances - they are in and sitting at Lowes.
Flooring - we want this to be the last thing
Monday, as Mark exited Crit's office at Smith, Thompson, and Shaw, the rehab was already in motion.
The dumpster was delivered, the Teen Challenge guys were coming the next morning to do the demo, quotes had been received, the deposit on the roof and windows were done. Now it was time for shopping!
We ordered the cabinets as they take 3 weeks.

The Teen Challenge guys came in and filled up the dumpster! They ripped up all the old flooring, removed the bathroom sinks and vanities, removed kitchen cabinets, pulled nails, and cleaned.
By Wednesday afternoon, the place was gutted and cleaned!

The well was repaired - new holding tank and all!
New HVAC was installed by Air Control!!

This house has great bones - 3 bedrooms/2 bathrooms. All bedrooms are nice sized as are the bathrooms. The floor plan is open and spacious! The 5 acre lot is an extra benefit!
Cabinets don't look bad in this photo - they were quite photogenic but in real life...they were cheap and falling apart! Countertops were painted.

Some things can't be explained! Why would they have a hole cut in the wall between the 2 bedrooms????
This is the fireplace! I have never purchased a house with this type of fireplace that did not have wood rot! Luckily this is a pretty easy fix.

So starts Week 1 of the renovation!
People have asked us to do a blog showing a rehab project from start to finish. Usually, I am so busy that it never happens HOWEVER, I promised Mark that I would make it happen on this house.
So.....Mark was riding his bike on the St. Mark's bike trail on Saturday April 28th when he saw the sign!
A couple of key things popped out - Financing Available/Low Down Payment/Easy Terms! So I called for more information and that set things in action. They were willing to hold the financing with no financing fees or closing cost.
Getting credit approved with them was quick and easy - nothing like a traditional mortgage.
On May 2nd, financing was ready to go...so it started off with inspections and quotes for work to be done.

Chris found a couple of issues with the roof and the well so we called....
Leo Stewart with Park Brother Roofing came and gave us a quote on the roof PLUS a quote for replacing the windows.
Kevin Conley at Mills Well Drilling. We always call Kevin for a well inspection and a water test but we knew from Chris's inspection we needed a new tank and pieces on the pump.
Next started the calls for needed work to be done to make sure it fitted within our estimates.
Jesse Cook from Triple R Renovations 850-274-2907 came out and gave us a quote. There was exterior wood rot on the chimney, back deck, and front porch.
Martin Abels from Painting 4 You 850-345-1920 came and gave us a painting quote.
James Hussey with James Hussey Flooring, LLC 850-519-6070 for a quote for replacing all the flooring.
Air Control for a new HVAC system quote.
Kenny Bullock from Happy Grass Lawn Care and More came and gave us a quote for lots and lots of tree trimming - his number is 850-566-8307.
Mr. Rooter came and gave us a quote for the bathroom renovations, hot water heater replacement, and kitchen remodel.
We went and got estimates on kitchen cabinets and granite too. Whew, it was a BUSY time!
Armed with all the numbers, Mark went back to the seller and negotiated a $15,000 discount to cover the unexpected cost of the roof and the well repairs.
Closing was May 14th - ONLY 16 days from when Mark saw the sign!

Charlie was originally scheduled to speak at our September meeting but due to Irma, we had to reschedule him. Charlie spoke about the importance of being prepared for emergencies. The worst time to plan for your safety and your family's well being is when a Hurricane is bearing down on the area. We discussed generators, water, food, fuel, and other items needed for safety, comfort, and hygiene.
Jon's discussion was about how to quickly determine if the panel box in a potential purchase needed to be upgraded. He showed us two examples of panel boxes that would need to be upgraded. He also showed us an overloaded panel box that had caught on fire. From Charlie's discussion, he answered lots of questions about installing generators - portable ones and permanent ones. There was a discussion about how an improperly hooked up generator could endanger a lineman who is fixing power outages. Jon has recently hooked up 4 generators for our members.
Chris continued the "being prepared" theme of the meeting by discussing wind mitigation, roofs, and insurance companies. He discussed how roofs needed to be installed to keep them from blowing away during storms. Then he talked about what home inspectors look for when they perform inspections. Also that a 4 point inspection was the BEST to turn into your insurance agency and why. He offered a great deal to TIN members on a 4 point and wind mitigation inspections. We had a number of members stand up to say they had completed a renovation on a house and were looking for more houses to buy for rental.
