People have asked us to do a blog showing a rehab project from start to finish. Usually, I am so busy that it never happens HOWEVER, I promised Mark that I would make it happen on this house.
So.....Mark was riding his bike on the St. Mark's bike trail on Saturday April 28th when he saw the sign!
A couple of key things popped out - Financing Available/Low Down Payment/Easy Terms! So I called for more information and that set things in action. They were willing to hold the financing with no financing fees or closing cost.
Getting credit approved with them was quick and easy - nothing like a traditional mortgage.
On May 2nd, financing was ready to go...so it started off with inspections and quotes for work to be done.

Chris found a couple of issues with the roof and the well so we called....
Leo Stewart with Park Brother Roofing came and gave us a quote on the roof PLUS a quote for replacing the windows.
Kevin Conley at Mills Well Drilling. We always call Kevin for a well inspection and a water test but we knew from Chris's inspection we needed a new tank and pieces on the pump.
Next started the calls for needed work to be done to make sure it fitted within our estimates.
Jesse Cook from Triple R Renovations 850-274-2907 came out and gave us a quote. There was exterior wood rot on the chimney, back deck, and front porch.
Martin Abels from Painting 4 You 850-345-1920 came and gave us a painting quote.
James Hussey with James Hussey Flooring, LLC 850-519-6070 for a quote for replacing all the flooring.
Air Control for a new HVAC system quote.
Kenny Bullock from Happy Grass Lawn Care and More came and gave us a quote for lots and lots of tree trimming - his number is 850-566-8307.
Mr. Rooter came and gave us a quote for the bathroom renovations, hot water heater replacement, and kitchen remodel.
We went and got estimates on kitchen cabinets and granite too. Whew, it was a BUSY time!
Armed with all the numbers, Mark went back to the seller and negotiated a $15,000 discount to cover the unexpected cost of the roof and the well repairs.
Closing was May 14th - ONLY 16 days from when Mark saw the sign!
