The Pregnancy Center of Gadsden County is now one of our charity organizations.
The Pregnancy Center of Gadsden County is a nonprofit organization that exists to assist women and men involved in a planned or unplanned pregnancy to make informed and confident decisions about their pregnancy choices by offering accurate information and compassionate assistance.
Instead of abortions....they offer hope and other choices!
We purchased a table for the 2017 Annual Fundraising Banquet and challenge our members and sponsors to the do the same.
Even though it was thundering and lightening and pouring rain, we still had a great turnout for the meeting! We got so many compliments about the meeting - excellent material covered!
We were shocked to see Junior from Freedom 93.3 at the meeting. He gets up at 2 AM to do his morning show!
Ingolf's presentation on the book he just published "A Worm in the Apple" was stunning! The hardship and sacrifices his father made in the war against HItler was beyond belief.

The crew from Benchmark Real Estate Services discussed one of their latest apartment complex acquisitions. There were a lot of questions asked by our advanced investors about their strategies - how long they held them, financing, criteria they looked for in a complex, numbers used in analysing the deal, and more. James Sauls told everyone that he started out mowing grass at an apartment complex and now he owns apartment complexes.

We packed Wahoo Seafood Grill last night! As usual, the food and the service was outstanding! Mark, Nate, and I finally got a chance to grab some wings, Boom Boom Shrimp, and MudBug Fries at the meeting after the meeting - so good!! We closed down the place too!

Nate talked about the Tallahassee market and how it is an excellent market to invest in. Nate will make loans on single family homes, commercial buildings, and new construction. Nate and SIL HAVE MONEY TO LEND - Mark and I had the pleasure of shooting skeet with him at Talon Range before the meeting. During that time, he had to make phone calls to release funds to various investors. It generally takes 10 days to get funded on a project. As Nate told everyone, if the project is not a deal....he will not fund it. His goal is for you to be successful so that you borrow money over and over again. Karlus Henry with KFR Maintenance Solutions and Kingdom First Realty and Tallahassee Association of Residential Property Managers (TARPM).
Karlus discussed the rental market in the 4 areas of Tallahassee. He showed us rent rates in 2016 and what rents are in 2017. We discussed how getting to know area property managers is very important. He also invited members to attend the next TARPM meeting - February 23rd at 11:30 at the Tallahassee Board of Realtors. The cost is $15.00 for non TARPM members. Mark and I have found this organization to be very informative and attend the meetings regularly.
We are always very happy to have Austin Holloway with NuView IRA at our meetings. He drives from Longwood, Florida to attend. It is NOT too late to put money into your self-direct IRA. We kicked off 2017 with a special guest speaker Author, Entrepreneur, and real estate investor Dan Wos.
Dan talked with us about how he got started in real estate investing by attending meetings and trainings with Mark's former real estate investment group - Action Investor Network - in New York. Dan then took ACTION and became a doer! Mark coached him and Dan followed the instructions to a T. Now he has a collection of cash flowing properties which allowed him to purchase businesses and spend time writing.
Mark says: Dan was a Doer not a Viewer. He was coachable.

Rennai talked about what today's buyer want and the market.
Today's buyers are so busy with work and their children's activities that yards and big houses are not what they want. They spend their free time taking their kids to sporting activities and other activities that they do not want to spend their free time mowing a yard or cleaning a big house. As maintenance free as possible, please!
She also talked about color palettes - Greys are going out and more neutral brown are coming back in.
Tallahassee is definitely a seller's market now with limited inventory - especially in the $250k and above price range. Buyers expect the homes to be perfect and are disappointed when they are not. Its turn key all the way. Nice finishes.

On October 10th, 2016, we did a training program for the Heritage Girls teaching them how to use tools to make repairs around the home.
Mark made a mock up wall with sheetrock. The girls knocked holes in the wall. Mark showed them how to repair sheetrock depending on the size and depth of the holes.
Each activity was hands on and gear to meet their badge requirements.
Mark showed them AND ME a neat tip for pulling a nail out! Add extra leverage!
Saturday, October 15th's wholesaling class was well received. We had 21 students in attendance. Tim and Lee Hall did an outstanding job in teaching everyone.

Behr paint and cheap paint
When he let the air out of the balloon painted with Behr paint, it became
a flexible "shower cap".
When he deflated the cheap paint balloon, you could hear it cracking
and popping. The paint started falling off the balloon - it was not elastic like
the Behr paint balloon.

Tallahassee Investors Network started as Tallahassee Real Estate Investors Association (TLHREIA) in October 2014. We were a small group (12 or so) and met in local library rooms. In July 2015, we had our 1st meeting at the board of realtors and started charging membership fees. At that meeting, Buck Savage brought Mark Dobert.
At lunch a few weeks later, Mark and Camille joined forces and became
