This was our first meeting at Beef O'Brady's and I have to say I was nervous about whether the facility would work or not. I am happy to say that it worked very well. Everyone seemed to enjoy being able to eat before or during the event. Beef O'Brady's staff did a wonderful job of keeping up with the food orders and not disrupting the meeting. The food looked and smelled incredible. It is obvious with the number of people attending our meetings that we will soon need a larger space.
Crit Smith of Smith, Thompson, Shaw, Minacci, and Colon, PA kicked off the speaker circuit with trees. Yes, we as Southerns love our trees but they can cause so much damage to structures. Crit covered trees on someone else's property but hanging over your property, your responsibility as a tree owner, insurance issues, laws about who can cut the tree, and who is responsible when they fall. There were lots of questions in this segment.
Next up was Charlie Strickland from Talon Range and Charlie Strickland for Sheriff. He talked about how to keep yourself out of harm's way when visiting empty houses or showing properties to strangers. He even included ways to use your cell phone and cloud technology to protect yourself. Also discussed was stand your ground and justifiable uses of force laws. Roxanne Manning of Community Redevelopment Agency spoke about monies available for developers of projects in the city. She told us about the areas that Tallahassee is loaning money for - businesses and residential. This started a few really good brainstorming conversations in the "meeting after the meeting".
We were honored to have City Commissioner Curtis Richardson with us. His contributions on the issues of trees on city right a ways and permits was priceless. Along with his insight into the CRA money. Mr. Richardson has also secured Benjamin H. Pingree, MPA, Executive Vice President of the Economic Development Council of Tallahassee/Leon County, Inc. to be one of our November speakers!
Mark gave us an update on the Ronald McDonald House wheelchair ramp - the board of RMH approved the plans done by Johnson and Milner Engineering. Mark is delivering the plans to Antoney Manning of Regional Construction Services today so he can get the permit and approval by the city. In addition, we raised $44 for RMH bringing our total to $409.00. This money will be used for any unexpected additional expenses in replacing the wheelchair ramp and the stairs and landing in the back. Thank you to all who have donated to the cause.
We also had Elizabeth Misco of University Lending Group as a guest. She spoke about the ULG Renovation loans during the problem solving session of the event. Mark and I will be meeting with them next week to learn more about the programs that have for investors.

September was an incredible meeting - our group is growing like crazy! We had a large number of new members join and some new vendors!
We started out the meeting with our networking session. At first people were hesitant to mingle but within 4 or 5 minutes, that was over. It was hard to get everyone back into their seats for the rest of the meeting.
We did interrupt the networking session to announce that George Johnson from Johnson and Milner Engineering(One of our Gold Sponsors) was here with the plans for the Ronald McDonald House wheelchair ramp.

We are proud to announce that we have named the Ronald McDonald House of Tallahassee as our charity of choice!
When Mark and I visited the Ronald McDonald House the first thing we noticed was – they need a new wheelchair ramp! We are making it our goal to replace the old one!
In addition to the wheelchair ramp, they ALWAYS need volunteers for Housekeeping, weekend volunteers, Kitchen volunteers, Meal of the Month volunteers, yardwork volunteers, donations for the help yourself corner (snacks), room sponsors, and more.
In case you are not familiar with the Ronald McDonald House of Tallahassee, families of children with serious medical issues can sleep, eat, and find solace, sympathy and companionship. Our Ronald McDonald House deals more with families of premature babies. Tallahassee Memorial Hospital has an outstanding NeoNatal ICU. The RM House is a place that provides comfortable accommodations, emotional support, and home cooked meals to families in the midst of crisis.
Here is our progress so far (8/17/2015):
The Pro Team from Home Depot brought lots of goodies to the August 13th meeting. Members had fun buying raffle tickets. We raised $230.00 to help on the cost of the wheelchair ramp.
Johnson and Milner is going to do the engineering and plans for the wheelchair ramp and the deck and stairs on the side. All ADA compliant. We met at RMH on 8/17 for them to measure and look at the site. One of our members, Wanda Carter is going to pay for some of the liability insurance for Johnson and Milner.
While looking at the site, we noticed the side entrance deck and stairs are about to fall down – so we added them to our to-do list.
Regional Construction Services, LLC is going to write up the material list and equipment needed, pull the permits, and oversee the construction of the ramp. Talon Shooting Range/Charlie Strickland is going to pay for the building permits.
Home Depot and Behr Paints have agreed to supply the materials and the paint for the project including the special primer needed for pressure treated wood.
Tallahassee Investors Network will provide the labor and clean up for the build.
Beef O’Brady’s on Thomasville Road is going to provide lunch for everyone.

1st speaker was Len Hardy from Tallahassee Lending Consortium. The Tallahassee Lenders’ Consortium (TLC) provides down payment assistance from the City of Tallahassee to first-time home buyers.
Down payment assistance through TLC can pay for down payment, prepaids and all other buyer’s closing costs up to $7,125 for homes purchased in the City limits. If the client is in the very low-income category, down payment assistance can be expanded to $12,050 for homes purchased within the City limits, if needed. The loan is secured by a second or third mortgage loan at zero interest and no required payments. The loan is due and payable upon 1) sale, transfer, bankruptcy or foreclosure, 2) refinance of the first mortgage, 3) the borrower no longer occupies as primary residence or 4) maturity of first mortgage (not more than 30 years). The house price can not exceed $141,000.00.
The Consortium offers post-home ownership education and counseling to each of our buyers after closing.

Despite some serious computer issues – we got the presentation going!
Thad and Felicia, along with being my business partners for 8 or so years, are also great friends. Despite Thad working 50 to 70 hours a week as Director of Systems Sustainment Management Directorate for Redstone Arsenal in Huntsville, Alabama and Felicia running a real estate brokerage firm AND having a securities and insurance business on the side, Thad and Felicia not only invested in real estate but they also rehabbed real estate. Together they built up an extremely nice retirement collection of rental properties and now in their early 50’s, they are retired and traveling.
There was plenty of time for networking, in fact, we ended up staying until 9:30 or so. We then moved the meeting to the meeting after the meeting for pizza and beer.
